Chapter 1

The Project

A purpose-built business park in one of the fastest-growing submarkets in the United States.

The development comprises six freestanding commercial buildings, each 5,959 SF, for a total of 35,754 SF of leasable space on a professionally landscaped campus.

The buildings are designed for a wide range of tenants: light industrial, professional services, medical, logistics, and small to mid-size businesses. Each one stands on its own, which gives us room to lease, and later sell, building by building or as a single campus.

The project is designed to deliver capital preservation, stable cash flow if not sold, and appreciation through institutional-quality construction and disciplined execution.

What is the minimum investment?

One share, at $50,000. Of the 78 shares in the offering, 28 remain available.

Who can invest?

This offering is open to accredited investors. Any offer is made only through the confidential Private Placement Memorandum.

Is there any debt on the project?

No. The capital stack is 100% equity. There is no lender, no interest, and no risk of a lender forcing a sale.

What fees does Nomos charge?

None. There is no acquisition, asset management, disposition or construction management fee. Nomos earns only through its 50% share of profits after investors receive their capital back and their 15% preferred return.

How long will my capital be invested?

The target hold is 12 to 18 months, with a planned sale of the stabilized campus in Q4 2027. These are targets, not guarantees.

What if the property does not sell on schedule?

The campus is built to produce cash flow from NNN leases. While we hold it, any cash flow is paid out to investors as distributions. We can also sell buildings individually, sell the campus as a whole, or hold for the long term.

How will I know how the project is doing?

Nomos runs an open-book policy. Investors receive regular reporting and direct access to the project bank statements.

What are the main risks?

Investing in commercial real estate carries risk, including the loss of your entire investment. Risks include economic and local market conditions, tenant defaults, construction delays, cost overruns and regulatory changes.
